Common areas shall not be obstructed or encumbered by Tenant or used for any purpose other than ingress and egress to and from the Demised Premises. No merchandise, boxes or pallets may be stored by Tenant outside of the Demised Premises and no cars, trucks or trailers may be parked in the Loading Dock overnight.
No sign, advertisement, notice or other lettering shall be exhibited, inscribed, painted or affixed by Tenant on any part of the Demised Premises or Building so as to be visible from outside the Demised Premises. In the event of the violation of this paragraph, Landlord may remove same without any liability, and may charge the expense incurred in such removal to Tenant, as additional rent.
No awnings, curtains, blinds, shades, screens or other projections shall be attached to or hung in, or used in connection with, any window of the Demised Premises or any outside wall of the Building. Such awnings, curtains, blinds, shades, screens or other projections must be of a quality, type, design and color, and attached in the manner, approved by Landlord.
The water and wash closets and other plumbing fixtures shall not be used for any purposes other than those for which they were designed and constructed, and no sweepings, rubbish, rags, acids, chemicals, process water, cooling water or like substances shall be deposited therein. Said plumbing fixtures and the plumbing system of the Building shall be used only for the discharge of so-called sanitary waste. All damage resulting from any misuse of said fixtures and/or plumbing system by Tenant or anyone claiming under Tenant shall be borne by Tenant.
Tenant must be permitted and licensed to discharge any industrial sewage at Tenant’s expense.
Tenant must, upon the termination of its tenancy, return to Landlord all locks, cylinders and keys to the Demised Premises and any offices therein.
Tenant shall not make, or permit to be made, any unseemly or disturbing odors or noises or disturb or interfere with occupants of the Building or those having business with them, whether by use of any musical instrument, radio, machine, or in any other way.
Tenant shall keep the Demised Premises free at all times of pests, rodents and other vermin, and at all times Tenant shall place for collection in the place or places provided therefore all trash and rubbish then in the Demised Premises.
So-called “space heaters” of every kind, nature, and description are not allowed
in the Building or the Premises. Any such space heaters are subject to removal and disposal by Landlord or its agents, without notice and without any Tenant recourse.
Use of bicycles, skateboards, scooters, roller skates, in-line skates, hoverboards, or other means of personal transportation is not allowed in any common areas located within interior/indoor portions of the building, however, Tenant (and its employees) may use such items in the Demised Premises or on outdoor portions of common areas of the building and Tenant may store such items in the Demised Premises or in other locations designated by Landlord. Notwithstanding the foregoing, Landlord reserves the right to prohibit hoverboards from any indoor areas within the building.
Pets other than guide dogs or for the use in laboratory experiments are not allowed in the building.
Do not overload floor capacity.
HVAC equipment other than what is installed and servicing the Demised Premises at time of Commencement is not permitted.
Devices on the roof or exterior of the building are not permitted. Included but not limited to: radio, TV, or other antennae; cell or other communication equipment.
No use of Landlord or Project name without prior Landlord consent.
Tenant will comply with all fire, life, and safety protection and evacuation procedures and regulations per any Governmental Authority.
Tenant will give the Landlord a copy of keys, pass cards or similar devices for locks to access the premises.
Tenant will cooperate in all reasonable security programs.
Tenant will comply with all waste regulations including recycling of products.
Firearms and any other items intended for use as weapons are not permitted in the building or at the property.
Furniture, equipment and other personal property located on private outdoor terraces associated with leased premises is subject to Landlord’s prior review and approval. Tenants with private terraces must secure any movable objects to protect against causing harm to person or property from objects falling or becoming airborne due to an accident, an act of nature, or other incident.
Visitors under the age of 18 are only permitted access to the Building lobby unless approved in advance by Landlord’s property manager. Authorized visitors under the age of 18 must be escorted by an adult in Common Areas at all times.
All routine deliveries to the premises shall be made between the hours of 7:00 A.M. and 7:00 P.M. Monday through Sunday unless other arrangements are approved in advance by the Landlord. Deliveries shall only be made through the freight elevators. Passenger elevators are to be used only for the movement of persons. No deliveries shall be made that impede or interfere with other Tenants in or the operation of the Property. All loading dock deliveries should be scheduled via Building Engines. When possible, please coordinate these deliveries at least one (1) day in advance; Loading dock access is available on a “first come, first served” basis when not reserved.
The freight elevator may not be used for any single load larger than 1000 lbs unless approved by landlord in advance and may require an elevator operator as a condition of approval. No Tenant may encumber the freight for more than 30 minutes. All use requiring more than a single trip must be coordinated with Landlord. Elevator doors should never be interfered with or held open for any reason.
Landlord reserves the right to rescind, alter, waive and/or establish any rules and regulations, which, in its judgment, are necessary, desirable or proper for its best interests and the best interests of the occupants of the Building.
All repair and maintenance work requiring outside professional services must be coordinated in advance with the Property Management Team. All renovation work must be reviewed and approved in advance by the Property Management Team, in accordance with the lease. Please contact the Property Management Team with any questions about these policies. The purpose of these policies is to ensure the safety and security of all building occupants. Failure to abide by these policies can result in delays and refusal to provide access to the building.
All vendors requesting access to the building must sign in at the Security Office in the loading dock upon arrival.

When it comes to items being delivered to your business:
The Property Management team is available to provide vendor referrals upon request.
The general upkeep of the common areas is the Landlord’s responsibility (as outlined below). Please contact the Property Management Office with any questions or concerns.
The trash and recycling All tenants are required to take their refuse from their premises to the applicable bins within the Recycling Room and the Refrigerated Trash Room located in the loading dock adjacent to the Security Office. These areas can be accessed via the freight
elevator or stairwell B. All badge access requests to the Recycling Room and to the Refrigerated Trash Room must be submitted through Building Engines. All trash, food,
and other items must be bagged. All cardboard boxes MUST be flattened and broken down.
Large/bulk item pick-up can be arranged through the trash hauler at an additional cost.
Please contact the Property Management Team for details. No bulk items or trash is to
be left in the compactor areas.
The Security team is responsible for providing a safe and secure environment for all employees, visitors and service personnel on the property.
Hours
Security is on site 24/7. The security office is located at the loading dock.
Lost & Found
Tenants are requested to turn in found items from the common areas to Security. When possible, an attempt will be made to contact the owner of the item and it will be held for 30 days. Tenants are responsible for items that are lost inside of theirs that are lost inside of their space.
To keep this area enjoyable for all, wheeled carts and deliveries are prohibited from
traveling through the lobby. Should you need an exception, please contact Property
Management.
We always encourage our tenants to engage in activity outside of their four walls. In the event you would like to host or program a public activity outside of your premises, please follow the below procedure:
Garage locker rooms can be accessed via the bike room located on P1. Employees must scan their base building badge to access the area. The lockers are multi-user locks, allowing users to set their own passcodes. Should you forget your passcode or have difficulty setting up a lock, please contact security at 339.225.0027
Security will perform nightly sweeps of the lockers. Any items left behind will be discarded.
Bikes should be walked at all times inside the garage. Bikes can be stored on the public
bike racks located at the exterior of the building or in the secure tenant room on P1. Bikes should only remain on site while the owner is on site, and not be stored on an open-ended basis. Bikes which remain on racks for more than 60 days will be removed by security and donated.
Secure bike storage for tenants and their employees can be found on P1 in the Bike Room. All those intending to use and store a bike within this room must complete the Bicycle Parking Agreement, which is attached to this manual. To receive access to the room, please reach out to your company’s facilities team.

Tenants are encouraged to utilize all Marketing channels available to them. In addition, partnership opportunities are available for tenants. Seaport offers paid advertising and partnership opportunities to our tenants including onsite signage (per city regulation) and event activations. If you, or a business you partner with, would like to sponsor an event, please reach out to brandpartnerships@wsdevelopment.com.
Seaport collaborates with a local PR agency called 44 Communications, along with a national PR agency called BerlinRosen on its press efforts. Tenants should refer all property inquiries from the media to the Integrated Media Coordinator, Vanessa.Alvarado@wsdevelopment.com. If the media inquiries pertain specifically to a tenant and their operations, then the Tenant should follow their internal policies and procedures.
