& PROCEDURES

If You Discover A Fire:

• Activate the nearest fire alarm pull station located next to the emergency stairwells by breaking the glass and pulling the handle down. By activating this alarm, the Boston Fire Department will automatically be summoned to that specific location.
• Notify Security at 339-225-0027 to confirm the fire location.
• Walk to the nearest stairwell and begin evacuation procedures, or await instructions from the Boston Fire Department or 400 Summer Property Management.

Bomb threats are most commonly received via phone, but can also be made via email, written note, or other means. Every bomb threat is unique and should be handled in the context of the facility or environment in which it occurs.

General Guidelines:

• Remain calm
• Notify local authorities immediately by dialing 911.
• Notify the Management team office by dialing 857-331-6537

For threats made via phone:

• If possible and safe to do so, signal or pass a note to other nearby staff to listen and help notify authorities immediately by dialing 911.
• Keep the call on the line as long as possible. Be polite, listen carefully, and show interest to keep the caller talking.
• DO NOT HANG UP, even if the caller does.

For threats made via handwritten note:

• Notify local authorities immediately by dialing 911.
• Notify the Management team office by dialing 857-331-6537.
• Handle the note as minimally as possible.

For threats made via email:

• Notify local authorities immediately by dialing 911.
• Notify the Management team office by dialing 857-331-6537
• DO NOT delete the email.

Signs of a suspicious package could include:

• No return address
• Excessive packaging or postage
• Stains or strange odors or sounds
• Poorly handwritten, misspelled words, or incorrect titles
• Foreign postage or restrictive notes
• Unexpected deliveries

The possibility of being involved in an active shooter incident is very remote. However, these types of incidents have occurred more frequently in society over the past several years and it is appropriate to provide some guidance in this manual. The following information was excerpted from a document developed by the U.S. Department of Homeland Security. This advice and guidance is provided by them and it is incorporated into this manual for your reference.

General Guidelines:

• Be informed:
  • If you see something, say something
  • Sign-up to receive local emergency alerts
  • Be aware of your environment and any possible dangers
• Make a Plan:
  • Make sure your employees know what to do if confronted with an active shooter situation.
  • Identify nearest exits and have an escape path in mind and identify places you could hide, if necessary.
  • Follow authority instructions.

During:

If the situation ever arises and you are confronted with an active shooter situation, the below protocol is the recommended best practice (use your best judgement):

• RUN – and escape if possible:
  • Getting away from the shooter or shooters is the top priority.
  • Leave your belongings behind and get away.
  • Help others escape, if possible, but evacuate regardless of whether others agree to follow.
  • Warn and prevent individuals (if safe to do so) from entering an area where the active shooter may be.
  • Call 911 when you are safe and describe the shooter, location, and weapons (if possible.)
• HIDE – if escape is not possible:
  • Get out of view and stay quiet.
  • Silence all electronic devices and make sure they will not vibrate.
  • Lock and block doors, close blinds, and turn off lights.
  • Do not hide in groups.
  • Spread out along walls or hide separately to make it more difficult for the shooter.
    Try to communicate with police silently. Use text message or social media to tag your location or put a sign in a window.
    Stay in place until authorities give you the all clear.
• FIGHT – as an absolute last resort.
  • Commit to your actions and act as aggressively as possible against the shooter.
  • Recruit others to ambush the shooter with makeshift weapons like chairs, fire extinguishers, scissors, books, etc.
  • Be prepared to cause severe or lethal injury to the shooter.
  • Throw items and improvise weapons to distract and disarm the shooter.

Hazardous materials can include any substance, material, element, compound, waste or chemical, whether solid liquid or gaseous, which is defined, listed, or classified as toxic or hazardous or otherwise regulated in any way under any Environmental Laws which may create any unsafe of hazardous condition or pose any threat to health and safety.

For reference, substances that are described as pollutants can refer to any solid, liquid, gaseous, or thermal pollutant, irritant, or contaminant, including but not limited to smoke, vapors, odors, soot, fumes, acids, alkalis, toxic chemicals, hazardous substances, petroleum hydrocarbons, waste, including medical, infectious, red bag, and pathological wastes, legionella, electromagnetic fields, mold matter, and low-level radioactive waste and material.

Emergencies involving hazardous materials or pollutants can happen during production, storage, transportation, use or disposal.

If you are asked to evacuate:

• Do so immediately.
• Stay tuned to the radio or television for information on evacuation routes, temporary shelters, and procedures.
• If you have time and it is safe to do so, minimize contamination in the enclosed area by closing all windows, shutting all vents, and turning off fans.
• Remember to help your employees who may require special assistance.
